Retained before the architect is appointed — at acquisition, feasibility, or competition stage. We define what your project should be, who it is for, and why it will succeed before a single drawing is made. This is the strategic foundation that determines whether your investment creates a destination or a development.
This layer of work is essentially unoccupied in Canada. Most projects skip it and pay for the omission in approvals delays, weak market positioning, and identity-free master plans. We fill the gap.
2. Development & Planning Strategy
We determine what a site can become: its capacity, its potential, the full range of what is possible using evidence rather than assumption. Our work draws on user research, geospatial analysis, market studies, and on-the-ground observation to produce strategic moves that hold up in council chambers and community meetings alike.
Masterplanning & Urban Design
We bring a place to life; establishing its movement systems, activating its public spaces, and ensuring the structure of growth produces a genuine sense of place rather than just additional density. Our masterplans balance design ambition with financial feasibility, community support, and long-term operational reality.
Public Realm Planning
Streets, parks, and public spaces are where a place is experienced; not in the unit mix or the site plan. We design public realms for people first, using quantitative public life research and on-the-ground observation to understand how spaces are actually used before proposing how to improve them.
Research, Engagement & Advocacy
We don't run public consultations. We run processes that produce decisions; actionable, owned, and defensible decisions that communities and councils stand behind. Our engagement work reaches the people conventional processes miss: those without time, language access, or reason to trust the process.
